How it works

Four pillars, run continuously on your behalf. Not a report you have to act on — work we do and are accountable for.

The pillars only work together

A well-priced listing that nobody can find does not sell. A well-ranked listing with a fixed nightly rate leaves money on the table all season. Stay rules that never change turn a full calendar into an unbookable one. And a property that is well run on paper still loses ranking if the reviews stop coming.

Pricing, bookings, platform strategy and operations are managed as one system, because that is the only way any of them produce a result.

01

Pricing

Rates set and adjusted continuously against real demand — not a number chosen once and left alone.

  • Dynamic, continuously-adjusted rates based on real-time demand
  • Seasonal pricing strategy — high, shoulder and low season handled differently
  • Minimum price floors to prevent the algorithm working against you
  • Comp-set benchmarking against similar properties in your area
02

Bookings

Minimum stay rules, booking windows and cancellation policy structured by season, not fixed year-round.

  • Minimum stay rules adjusted by season and day of week
  • Booking window management — pricing further-out dates appropriately
  • Cancellation policy structured for your specific market
  • Gap-night strategy to prevent unbookable single-night holes in your calendar
  • Turnover cleaning scheduled and coordinated through trusted local partners
  • Single point of contact for maintenance issues — the owner isn’t the one chasing repairs
03

Platform strategy

Listing quality, ranking factors and channel management handled continuously, on your behalf.

  • Listing optimisation — titles, descriptions and photo ordering built for ranking, not just appearance
  • Amenity auditing to maximise search filter visibility
  • Multi-platform channel management (Airbnb, Booking.com) kept consistent
  • Response rate and review velocity management to protect your search ranking
04

Operations consulting

Direct advice on the day-to-day decisions that quietly decide whether a property performs — reviews, upkeep and the people in it.

  • Review generation tactics — how to earn more reviews, and better ones, without pestering guests
  • Property maintenance planning, so faults are caught before a guest is the one who finds them
  • Tenant and guest management — setting expectations, handling issues, defusing disputes before they reach a review
  • Check-in and turnover process design that holds up in high season
  • Local vendor and partner recommendations, drawn from people we actually work with

Commission

Two models. You choose.

Both cover the same service in full. The difference is only in how we are paid.

Standard

15%

of total revenue

The conventional arrangement. We take over pricing, bookings, platform strategy and operations in full, and are paid a share of what the property earns.

  • Simple and predictable
  • No baseline calculation required
  • Suits new listings with no trading history
The fiduciary model

Baseline

30%

of revenue above your baseline

We agree your historical revenue baseline before we start. You keep it in full. We are paid only on what we add on top of it.

  • Everything up to your baseline stays yours
  • We earn only on the improvement
  • Requires a documented trading history

Both models are quoted plainly before you commit. Your baseline is agreed in writing at the outset, from your own historical figures — not estimated by us after the fact.

Every engagement starts with the audit

We review your listing and send the findings before either of us commits to anything. If there is work worth doing, we quote it from there — and if there is not, we will tell you that instead.
