Feduci is derived from fiduciary — the duty to act in a client’s best interest ahead of your own. We chose it because it is the constraint we wanted to design the company around, not because it sounded reassuring.

What that actually commits us to

The practical expression of the fiduciary principle is how we charge. We offer owners the option to pay commission only on revenue generated above their own historical baseline. Everything up to that baseline stays with the owner. We are paid on the difference, or not at all.

It is a deliberately uncomfortable way to price a service. If a property was already performing well and we cannot improve on it, we earn nothing on that model — and we would rather say so at the outset than discover it together six months in.

It also means our incentive and yours point in the same direction from the first day, which is the only arrangement worth signing.

We execute, not just advise

Consultants hand over recommendations and leave the implementation — and the risk — with you. We take over the pricing, the calendar and the platforms ourselves, and advise directly on the operational decisions that stay in your hands.

Boundaries we hold

We will not sell pricing strategy as a one-off deliverable, because a rate set once and handed over stops being right almost immediately.

Plain figures

Our prices are on this website. Listing optimisation is €400 on its own, or €300 as setup for full management. Commission is 15% of total revenue, or 30% of revenue above your baseline. No "request pricing".

Cleaning, maintenance, guest issues, platform problems — routed through us. The owner is not the one chasing a plumber.

My background is in auditing — years spent verifying financial statements, catching discrepancies, and making sure numbers actually reflect reality. Short-term rental revenue management wasn’t the plan. It came from managing a family member’s property myself and noticing how much was being left on the table simply because pricing was treated as a one-time decision instead of an ongoing discipline. The same instinct that makes a good auditor — don’t accept a number until you’ve checked it — turned out to be exactly what this business needed.

Cyprus has a real gap. Professional, hands-on revenue management barely exists here — most owners are either managing everything themselves or working with generalist property managers who treat pricing as an afterthought. I started Feduci here because the market doesn’t need another company competing for the same clients everyone else is chasing. It needs the discipline itself introduced properly, for the first time, to owners who’ve never had access to it.
